The 2nd Street District in downtown Austin began with a vision in 1999: to create a lively, walkable neighborhood in the heart of the city. Over the years, this vision transformed into a thriving mixed-use area, developed through a combination of public and private partnerships, and has since become one of Austin’s most beloved destinations.
A Growing, Vibrant Neighborhood
Located just north of Lady Bird Lake, the 2nd Street District spans six blocks and serves as a model of modern urban living. From 2000 to 2017, the area evolved significantly, with over 600 residences, 250 hotel rooms, and 3,000 employment opportunities. The district also boasts 175,000 square feet of retail space. By 2017, the 2nd Street District had set a new standard for modern living in downtown Austin.

Today, the 2nd Street District continues to be a central part of Austin’s cultural landscape. Additionally, the district ensures that 40 percent of its city property taxes are directed to the Affordable Housing Trust Fund, supporting affordable housing initiatives citywide.
Sustainability and Green Initiatives
Sustainability is a key focus of the 2nd Street District. The district participates in Austin Energy’s District Cooling Program, providing energy-efficient chilled water to eligible buildings. Many of the district’s buildings are also certified as Austin Energy Green Building (AEGB) or Leadership in Energy and Environmental Design (LEED), ensuring that the area remains environmentally responsible. Notable certifications include 4-star AEGB for W Residences and AMLI on 2nd, LEED Gold for Austin City Hall, and LEED Silver for the W Hotel.
